Section 21 “no fault” evictions
Section 21 “no fault” evictions are being abolished from the 1st of May 2026. This means that all parties will be subject to reformed possession grounds, which have been described as making the agreement fairer for both parties. Under these grounds of possession, landlords will still have the right to evict a tenant for a legally valid reason.
Rent Increases Limited
All rental price increases will be limited to once per year, and landlords must provide tenants with two months' notice in advance if they wish to do so. Alongside this, landlords will not be allowed to request rent in advance other than the month's rent in advance.
Ban on Bidding Wars
A ban on bidding wars is a blow to homeowners and landlords. But what exactly does this mean for homeowners and landlords? It means accurate valuations are essential, as sellers cannot accept bids above the asking price. In addition to this, if you take it upon yourself to accept a higher bid, you could be subject to a £7,000 fine.
The Rights to Request Pets
Tenants can request to have a pet and cannot be denied for anything other than a few choice reasons.
Reasons to refuse include:
- Another tenant’s allergies
- The property isn’t big enough to house a large pet or several pets
- The pet isn’t legal to own
- If the freeholder does not allow pets, as a leaseholder, you may be denied the right to keep pets.
- Don’t like pets
- Past issues with tenants who had pets.
- They are generally concerned about potential damage in the future
- Concerned pets might affect future rentals
- Know that the tenant needs an assistance animal, such as a guide dog
