A Guide to Letting Your Property

Landlord Services Patrick Henry London

Are you considering an investment in property and becoming a landlord? Is it essential that you secure the best tenants? Well look no further, we understand the importance of finding perfect tenants who will look after your property just as well as you do. We have the complete guide to helping you achieve this with the least amount of hassle.

As a local and independent estate agent, we are able to offer our clients a unique level of service. It isn’t just about finding you the perfect tenants but everything else that comes with it:

• Tenant contacts and negotiations

• Knowledge of the local area and current prices

• Move in and move out services

• Property management and professional advice

Preparation is key

We understand how stressful it can be, especially if it’s your first time letting a property. You will firstly need to make the difficult decision of choosing which agency you wish to let your property with. We advise you to always carry out your research beforehand to ensure that the agency you choose is right for you.

Take time to speak to letting agents in your area, this will give you the opportunity to find out what they can offer and also let them know the services that you require. Look for agents who are responsive, organised and have an honest and transparent approach. It is always advised to use local agents, they have the local know-how and a solid understanding of how well similar properties are performing in the area. It is important that you receive honest feedback and regular contact from your agent regarding all aspects of your property.

Here at Patrick Henry we advise you to think carefully about when you should let your property and how long for. We will help you avoid those void periods which many fear and start marketing your property at the right time to secure perfect tenants.

Marketing of your property

It is an excellent idea to look into how an agency markets their properties and consider the following:

• How well are their properties displayed? Are they visible in office windows? Does the agency have a high foot fall of walk-in clients?

• Which forms of online marketing are used? Which portals can your property be seen on? Will they make you a “featured property” on these portals?

• Are your property details and photographs put together well? Is your property being conveyed to its full potential?

As a local and independent agent ourselves, our office is situated in the perfect location. Our office is the first agency to be seen when walking out of Clapham South Tube station and our windows will display your property to hundreds of people that walk past every day. We benefit greatly from the number of clients that view our window displays and register here in our office.

It is also important to explore the online presence of your chosen agency, we have created and developed a simple and fresh looking website which is easy to navigate around whether you are looking to buy, rent, browse or register. Our available properties are featured on our homepage and can also be found using our property search bar so it will be impossible to miss.

We share our properties daily on all of our social media platforms and we also have a strong presence on Rightmove, Zoopla and Prime Location. We are passionate about growing our online presence and we are continuing to do this by displaying our property’s using the Feature and Premium services on Rightmove and Zoopla. This will ensure that your property stands out at the top of the search list.

Legislation and management made stress free

Once you have found your perfect tenants and accepted their offer it is important that all of the legal requirements for your tenancy are taken care of and your tenants move in process is as smooth as possible. Your agent should be able to provide you with a hassle free service and keep you update along the way. Your agent will also ensure that you meet all of the legal requirements that must be done before your tenancy:

• EPC

• Gas Certificate

• Deposit Protection

• Smoke alarm checks

We promise to provide our clients with weekly feedback on their property and keep them updated throughout every stage. If you’re planning to let your property in South West London but worried about the process or the legal requirements then don’t worry, we will be here to help organise everything and provide the service that’s perfect for you.
