New rules implemented!
Tenants in Clapham and Balham are experiencing a period of meaningful change, with new protections and higher housing standards coming into force. The Renters’ Rights Act, which became active on 1 May 2026, introduces rolling periodic tenancies, clearer rules on rent increases, and stronger safeguards against unfair treatment. Tenants can now end a tenancy with two months’ notice, request permission for pets with written justification for refusals, and expect greater transparency from landlords.
Homeowners and Landlords feel the pressure from Wandsworth Council!
Locally, Wandsworth Council’s EPC enforcement campaign is directly affecting the quality of rental homes. With more than 550 properties estimated to be below legal energy-efficiency standards, the council has begun issuing fines and compliance notices, including a £5,000 penalty to a Balham landlord who failed to make the required upgrades. This means tenants can expect warmer, safer and more energy‑efficient homes as enforcement continues.
While rents remain high due to limited supply, tenants are benefiting from a more regulated and accountable rental market. The combination of national reforms and local enforcement is raising standards across SW11 and SW12, helping ensure that rented homes meet legal requirements and offer a better living experience for residents.
