In today's topic we'll be discussing Zoopla's findings suggesting vendors believe estate agents local presence is the key to winning business. 

In today’s property market, vendors are placing increasing value on estate agents who are visible, trusted, and deeply rooted in the local community. According to recent insights, 20% of sellers say an agent’s presence in the area is more important than the fees they charge. With buyers still holding the upper hand in many regions, vendors are prioritising agents who can offer realistic valuations, strong marketing, and a proven track record.

Reputation is also playing a major role in decision-making. Around 14% of sellers rely on recommendations from friends or family, while 13% choose agents known locally for their expertise. Nearly half of all vendors invite three agents to value their home before selecting one, making those initial meetings critical. Agents who demonstrate deep market knowledge and genuine engagement with the community are standing out.

Interestingly, 30% of vendors return to agents they’ve used before, showing that relationship-building and trust are key to long-term success. In a market where pricing strategy and negotiation skills are vital, estate agents who lead with service not just sales are proving to be the most valuable partners for sellers in 2025.
